Working with homeowners

We guide you through design and preconstruction, then deliver the build as if it were our own. Extensions, refurbishments and new homes, with one point of contact from the drawings to handover.

How a project runs

01

Project Readiness Roadmap

We review the drawings and planning permission and tell you what is missing, what it should cost and how long it should take. Free for our next five clients, then £400.

02

Preconstruction

We work alongside your architect to progress the design, and with you to progress the specification. That way all the pre-tender information is complete and the long lead items are moving, so we can reach cost certainty.

03

Cost certainty

Once preconstruction is complete, a chartered quantity surveyor prices the complete design, so you know the budget before anything is committed on site. If the budget comes in high, we carry out a round of value engineering on the design to bring the cost to where it needs to be.

04

Mobilisation

Once the budget is agreed, and while we set up the site, we push all the scopes of works and tenders out to the key subcontractors before we are too far along on site. It gives a second check against the QS budget while adjustments can still be made.

05

Construction

We deliver your build to our standard, on the principle that you should always feel someone is in complete control of your project. You have full visibility of the programme and a live budget throughout.
