How we differ from a typical builder
| A typical builder | Preconstructive |
|---|---|
| Prices drawings someone else designed, and carries a contingency for the gaps. | Works on the design with you, so it is built to your budget. |
| Holds the trade contracts and keeps any saving. | Tenders every trade on your behalf, at cost. Savings stay with you. |
| Earns margin on variations, so earns more when the job costs more. | Fee locked in once a chartered QS has priced the project. |

Questions and answers
Who pays the trades?
You do, directly. We tender each package, review the returns with you, raise the purchase orders on your behalf and check every invoice before it comes to you for payment.
What happens if a trade package comes back above budget?
That risk sits with you, and it is the honest difference between this route and a fixed price. Every package is let as a fixed price before you commit to it, tenders go out early, and they are priced off a finalised specification, so there is very little left for a contractor to find later.
What if a subcontractor becomes insolvent?
Your exposure is small, because you only ever pay for works complete, monthly in arrears, and only one trade at a time.
Who is responsible for defects?
Each trade carries its own work. We hold retention on every package and release it only when the work is right, and we manage the snagging and defects period on your behalf.
